Our client, a German living in the UK, first purchased his property in Courchevel cash as he didn’t have time to work on a mortgage application at that time. Once his schedule got clear, he decided to contact us in order to obtain post finance for his property which is possible in France within 6 to 9 months after the purchase.
The client wanted initially to get an interest only mortgage. We tried to fulfill his will but it turned out to be harder than expected as the client had purchased his property through a company vehicle (SARL). It appears that financing on post finance is not available for SARL with this bank.
We contacted another lender that could and we got an excellent rate fixed for 20 years: 1.80% (bearing in mind that the rate is for the SARL – it would have been even lower if the mortgage was in personal name with this particular lender). Terms are generally the same with most lenders regardless of the borrower (company or personal name). The covid made the process slower but it relatively went well overall. On top of that, we could negotiate an extremely low insurance premium of 0.121% over 20 years!
