The background
A new program of Off-Plan luxury properties in Meribel with prices ranging from about 2M€ to 3.3M€.
Our clients were all UK residents (except one, from the EU) and wanted to finance those high end apartments through a French mortgage to benefit from low rates, tax optimisation (income, inheritance) and make their cash work for them to offset the mortgage rate.
Our Approach
We are long-partnered with a bank specialising in financing upmarket properties.
They can offer repayment mortgages with 70% LTV without any collateral required (pledged investment) except 6 months of mortgage payments.
All went for a 20 year mortgage which is great for 2 reasons (longer duration means lower monthly payments but also a lower amortisation which is best to counter the French Property Wealth Tax) and the purchase was made through a French limited company (SARL) to optimize their investment and minimize their tax position in France and the UK (income tax, inheritance tax, income tax in the UK not affected…we can introduce you to French notaires & accountants for more details and advice).
A life insurance (mortgage cover) is required but we work with the best insurance broker on the market so they can find you the lowest insurance premium. Medicals are generally required and can be done either in the UK (at your cost) or in France (generally free if you go to a medical center supported by the insurance company – more details with your insurance broker).
