Back in 2024, there was some kind of ‘’attentisme’’ on the market as clients, especially non-residents, were waiting for better days on the mortgage front before taking the plunge.
The rates dropped slightly at the end of 2024 to be closer to 4% fixed over 20 years as an average. That was the signal many needed and that led to an excellent first semester 2025.
Since the summer though, the pace has reduced a bit, probably due to international politics (tariffs anyone?), hardened economic conditions (the cost of life has increased with an inflation rate in the UK around 3.6% in October) but also the market conditions in France for Non-Residents (less flexibility from the French banks as the ‘’Banque de France’’ is asking for less risk being taken).
Talking about French banks, more of them now require a cash collateral to be deposited / invested in savings accounts or portfolios. This new trend is due to 2 mains reasons:
Overall, though, the market is in much better shape than 12 months ago. We have a better visibility on the products and services offered by the banks and a better stability on the rates which facilitate a better planning on your French investment.
I am quite hopeful for 2026 and I will continue to bring you the best mortgage deals that fit your needs!
